How these numbers are built
- Live asking-price figures. Every number on this page is computed in your browser, at page-load time, from currently active MLS listings pulled through our data feed. Nothing is pre-written or estimated.
- Asking prices, not sold prices. These figures reflect what sellers are currently asking — not what homes ultimately sold for. Asking prices run above sold prices in soft markets and below them in bidding wars.
- What "average" means. Averages are straight means across the active listings counted (up to 300 of the most recent). Thin segments — say, 5+ bedroom rentals — can swing on a single listing.
- Days on market counts days since the listing first appeared, averaged across active listings that report it.
- Illustrative figures are clearly labelled wherever they appear. Sold-price history, 14-day averages and year-over-year comparisons need sold-data access, which activates with a full DDF data plan — they are not shown as real data anywhere on this site.
- Empty is honest. If the feed returns no active listings for a segment, we say so instead of inventing a number.
